Pirton Limited is a property development company specialising in the construction of high quality Penthouse apartments on existing buildings.

Pirton Limited has recently had considerable success in constructing Penthouse apartments on top of existing fully occupied residential blocks. In each case the hidden value of the roof space has been used to fully upgrade the exterior and common parts of the building and has significantly increased the value of all apartments.

We look to acquire property where we can add value by:

Constructing on top of existing buildings and refurbishing the complete building.

Obtaining planning permission for change of use and development.

Undertaking refurbishment and development of fully occupied buildings

Acquisition Criteria

Pirton will acquire and develop roof spaces over occupied residential apartment blocks.

As well as outright purchase Pirton Limited will carry out development and investment acquisitions in joint venture with a small number of funding and development partners.

We are also able to provide a property and development consultancy role in these fields should the opportunity arise and if it is more appropriate. This gives Pirton Limited an added degree of flexibility.

With considerable assets we are able to make swift decisions.

Because of our specialist knowledge of penthouse development, we are able to advise building owner's on the feasibility of a potential scheme at a very early stage and give good, sound advice on all matters such as:

Structural capacity of the building

Can the building easily take further development without costly and disruptive underpinning or without strengthening the building fabric? If major structural upgrading is required how much will it cost?

Fire Escape Provisions and Building Regulations

Is it relatively easy to upgrade the building to comply with current regulations?

Services

Can the existing services such as gas, electricity and water cope with increased demand?

Tax Issues

What are the tax implications for the Flat owners when part of the 'value' of the roof space is spent on upgrading the building?

Security and disruption

Do the Flat occupiers have to vacate the building or can they remain in occupation? How long will it all take? How disruptive will it be for the occupiers?
